WHAT HAPPENS INSIDE A YOUNGER TANK

Newer Homes Do Not Mean a Worry Free Water Heater

Holbrook Farms sits in northwest Lehi off 2100 North. Ivory Homes and the Boyer Company are the developers, and Lehi approved the plan in 2016. David Weekley announced its first homes there in November 2017, and Ivory opened its Cottages in November 2018. Those first tanks are now close to 9 years old.

Inverness is a different part of Lehi. It is on the east side, about 3 miles east of I 15 on Timpanogos Highway, with D.R. Horton building townhomes and single family homes that list 2026 build dates. Those heaters are brand new and mostly need the right setup from day one.

Lehi city water comes from wells, springs and Central Utah Water Conservancy District supply. The city report lists total dissolved solids from 120 to 388 ppm but no hardness, and private estimates run from about 15.8 to 16.9 grains per gallon. Even a new tank starts collecting scale in the first year.

What changes as a builder tank ages

1

Year one. The tank is clean, but scale starts to settle on the floor.

2

Years three to five. The anode rod wears down. A check now saves the tank later.

3

Years six to nine. Warranty coverage often ends, and noise and slow recovery show up.

4

Year ten and up. Rust and leaks become likely, and repairs stop paying off.

5

Plan ahead. Replace on your schedule, not during a flood.

SYMPTOM CHECK

Water Heater Problems We Fix in Holbrook Farms and Inverness

Newer homes have their own set of calls. Find the one that sounds like yours.

Builder tank is near the end

Homes from the first Holbrook Farms phases are close to 9 years old. If you have not looked at your tank label, check the build date and the warranty paperwork.

Relief valve drips or pipes bang

Many newer homes have a closed system, so heated water has nowhere to expand. An expansion tank is often the fix. Lehi City publishes a thermal expansion brochure on this.

Not enough hot water

Townhomes and smaller homes may have a small tank, and busy families run it dry. We look at size, sediment and thermostat settings before suggesting a change.

Leak near the base

A drip from a fitting is a quick repair. Water seeping from the tank body is not. Shut off the water, turn off power or gas, and call us.

Pilot or ignition trouble

Gas units can fail to light because of a worn part or a venting issue. If you smell gas, leave the house and call Enbridge Gas at 1 800 767 1689.

New unit, new setup

We help with setup on new homes: venting, shutoffs, pan and drain, seismic straps and a first flush plan, so the heater starts on solid footing.

MAKING THE CALL

Repair or Replace? How We Decide in Newer Homes

A younger tank often deserves a repair, but only if it is sound. We check before we quote.

Repair Makes Sense

A repair is usually right when

  • The heater is under about 8 years old
  • The issue is a part like a thermostat, element or gas valve
  • You see no rust or water at the base
  • The warranty may still cover parts
Replacement Is the Better Value

Replacement is smarter when

  • The tank is leaking from the body
  • The heater is near 10 years and failing again
  • Scale noise is loud even after a flush
  • You want tankless for a growing family

Permits and builder paperwork

Utah requires seismic straps on water heaters, and we install to the code in force. We confirm permit needs with Lehi Building and Permitting, 385 201 1035, before we start. Keep your builder warranty papers and the tank label photo, because they speed up any claim.

WHICH FITS YOUR HOME

Tank or Tankless in a Newer Lehi Home?

Many new builds can take either type. The better pick depends on household size and your budget.

SEASONAL STRAIN

Winter and Your Younger Water Heater

16°FAverage January low in Lehi

January in Lehi averages a high near 37 degrees and a low near 16, per Wikipedia. Even a new heater works harder when the incoming water is that cold.

A third party news report says the city ordinance sets irrigation season from April 15 to October 15. Lehi City asks owners to shut their connections off by October 15, so schedule your blowout before the first hard freeze.

Check your garage or utility room in November. Gaps around pipes and an uninsulated line to the tank cost you heat all winter.

QUESTIONS

Holbrook Farms and Inverness Water Heater Questions

Many tanks last 8 to 12 years, and hard water can shorten that. Check the label for the build date and the warranty length. Homes from the early Holbrook Farms phases are nearing 9 years.

Utah averages run about $124 for a diagnosis and about $455 for a common repair, according to HomeServe Utah, September 2025. We quote before we start.

A standard tank replacement averages about $1,537 in Utah, and tankless costs about double. National 2026 averages sit near $1,700, within $1,300 to $5,500. We give you a firm number after we see your unit.

Many new homes have a closed plumbing system, so heated water cannot flow back out. Pressure rises and the valve opens. An expansion tank usually fixes it, and Lehi City has a brochure on thermal expansion.

The city report shows dissolved solids from 120 to 388 ppm but gives no hardness figure. Private estimates run from about 15.8 to 16.9 grains per gallon. Newer plumbing does not change the water, so flush your tank yearly.

Permit rules depend on the city and the code in force. We confirm with Lehi Building and Permitting, 385 201 1035, before we start.

No. Holbrook Farms is in northwest Lehi near 2100 North, and Inverness is on the east side near Timpanogos Highway. We serve both and plan your visit by street.

If it is near 10 years old, yes, it is often smart. A planned swap costs less than an emergency one and spares you wet drywall.

Leave the house right away. Do not use switches or phones inside. Call Enbridge Gas Utah at 1 800 767 1689 from outside, then call us after the gas company says it is safe.

We aim for same day visits when the schedule allows, and no hot water is a priority call. Call (801) 823-6838 for the earliest time.
